Property Information and Review Property information is immediately obtained from a myriad of sources so that when the listing distributed to other area agencies making them aware that a new home has been placed on the market, accurate answers can swiftly be given. A Broker’s Open House is scheduled, inviting area agents to preview the property · Buyer Qualification We request prospective buyers provide proof of pre-approval from a qualified lender to determine ability, readiness and willingness to buy. · Activity updates You are given regular updates on activity. We diligently pursue soliciting feedback on showings so that we can gain a sense of how the market/buyers react to your home. We analyze and are able to offer suggestions and/or comments until the property is sold and closed. You are an important part of the process and this keeps you apprised of any issues that need to be addressed. · Direct Mail We will announce your listing to selected target markets. This might include neighborhood mailings, trade groups, relocation companies, other realtors, etc. · Open Houses We are a strong advocate of open houses. Honestly - few houses sell at open houses, but they are a great vehicle to be introduced to new buyers, which can then be converted to clients and shown your house. · Advertising In addition to all electronic media, we advertise in a number of local, regional and national publications including the New Haven Register, Shoreline Times, Guilford Courier, New York Times, New Town Bee and even local real estate pamphlets. Please know that while ads make the phone ring, very few properties are sold to the inquiring individual. · Let's get CREATIVE - Let's face it - this is a TOUGH market. One of the areas we might look at are those things that we can control that got some properties sold in the last tough market we endured from 1988 - 1994. These areas include - Seller financing - Buy backs - Paying Points - Buy down rates etc.. These are not applicable in all properties but we would be remiss if we overlooked anything that might put your property ahead of the competition. |
